A local land charges search lets you search the local land charges (LLC) register and get information held by various departments of the council.
We keep a register of information on the majority of properties in Bristol. The register includes information about:
- conservation areas
- smoke control zones
- conditional planning permissions
- tree preservation orders
- financial charges
Your solicitor would usually arrange a search when you buy a property or piece of land.
There are two different types of search:
- Full official local authority search (LLC1 and CON29)
- Personal search
Full local authority search
A full local authority search shows information in the register and extra information relevant to the property.
The official search has two parts:
Part 1: LLC1 (Official Certificate of Search form)
- conditional planning consents
- grants
- tree preservation orders
- planning agreements
- listed buildings and
- some enforcement issues
Part 2: CON29 (Enquiries of Local Authorities form)
This covers issues that aren't registerable, like:
- planning history
- road schemes
- radon affected areas and
- various notices which affect the property
How to get a full search
Send your request by email to landcharges@bristol.gov.uk and attach one location plan. If optional enquiries are required, please specify question numbers. There is no need to send any forms.
Due to HMRC's recent directive, VAT is now to be included on CON29 searches and optional enquiries. LLC1 is exempt.
You must clearly mark fees to be paid at the start of all your emailed search requests so we can calculate the VAT. Otherwise, your request will be delayed.
You'll need to make sure you send us confirmation of payment with your search request to landcharges@bristol.gov.uk We can't process any requests without proof of payment.
We'll supply you with a VAT receipt when you receive your search results.
